Buy first, sell afterwards
You keep the current loan in place while you purchase. A lender will look at whether both payments fit your income, and at how much of any future rent on the first home can be counted.

Having a mortgage on your current home does not stop you from buying another one. A lender looks at whether the two payments fit your income, how much equity you hold, and whether the first home will be sold, kept, or rented. Those three answers decide which route makes sense.
Three ways people do it
Most of the stress in a move up purchase comes from sequence, not from qualifying. Around Modesto and the wider Stanislaus County area, families usually land on one of these three paths. Picking yours early makes the rest of the process calmer.
You keep the current loan in place while you purchase. A lender will look at whether both payments fit your income, and at how much of any future rent on the first home can be counted.
The cleanest file, because only one payment is in play. The trade off is timing, so a rent back agreement or a short term rental between the two dates is worth planning for.
Common when the existing loan carries terms you would rather not give up. Lenders have their own rules on counting rental income, and those rules differ by program.
Program availability and requirements vary by lender and by your individual file. Nothing here is a commitment to lend.
What to gather
You do not need all of it before we talk. This is what a second purchase usually asks for, so nothing catches you out once you are under contract.
Yes, this happens often. The question a lender asks is whether you qualify carrying both payments, or whether documented rental income on the departing home can offset part of the first payment. The answer depends on the program and on your file.
No. Holding two mortgages is allowed. What matters is how the two payments sit against your income and the equity in each property.
Yes. A home you occupy part of the year, a property you rent out, and a primary residence are three different categories to a lender, each with its own down payment and qualifying requirements. Say which one you intend before anything is structured.
Sometimes, through a sale, a line of credit, or a cash out refinance. Each route has different timing and different effects on your qualifying picture, so it is worth comparing them before committing.
That is the usual worry, and it is a planning problem more than a lending one. Bring your dates and we will map the order of events before you make an offer.
