VETERANS AND VA LOANS

Your service earned a benefit worth understanding properly before you use it.

A VA loan is its own program with its own rules, and most of what people believe about it comes secondhand. The questions worth answering early are whether you have full entitlement, what the funding fee looks like in your situation, and how a seller reads a VA offer.

Common questions

THE QUESTIONS I HEAR MOST.

Do I need a down payment with a VA loan?
Many eligible borrowers buy with no down payment, but eligibility, entitlement and the lender’s requirements all affect it. Your own answer depends on your service record and your finances.
Can I use the benefit more than once?
The benefit can often be reused, and in some cases used for a second property, depending on how much entitlement you have left. It is worth checking your entitlement before you shop.
Will a seller take a VA offer seriously?
Yes, when the offer is presented properly. A great deal of hesitation comes from outdated ideas about the appraisal and the paperwork, which is exactly what preparation solves.

This is education, not a loan approval or a rate quote. Your own options depend on your situation.
